Building
a new home in a new community is a
major undertaking requiring many decisions
and a co-ordinated plan. At Gordon
Tobey Developments we help make this
complex process easier for our customers.
Using ArchiCad, the #1 software package
available in the world today, we produce
detailed 3-D computer drawn plans,
showing customers how their home will
look both inside and outside – a
real safeguard to ensure a customer
gets what they want. We also provide
each customer with a Customer Pack,
a binder that contains service information
(the process, expectations, time lines,
supplier info, etc.) legal agreements
and schedules, plus a variety of product
and paint brochures to assist in the
decision making. Additionally, we offer
the services of an interior decorator
(services included in the cost of the
property) to assist each customer in
making key decisions around product
and colour choices that will not only
enhance day to day living but provide
impact and flair ..

during and most importantly, after

Free consultation - initial meeting/dialogue
Typically,
customers contact us either by telephone,
email, or through our web site, or
in person as a result of seeing our
development signs, visiting our Model
Home or through an open house promotion.
Our service starts with one of our
staff holding an initial meeting/discussion
with each customer to determine the
overall objective of the project.
This preliminary general discussion
touches on our building capability,
product offerings, time lines, proposed
lot selection and proposed dollar
value to be invested. If following
this initial exchange a decision
to proceed is made, then an $10,000
deposit is required to reserve a
lot and begin the comprehensive design
process.
Comprehensive
design process
- Floor
plan layout is generally discussed
first as these requirements determine
house size, which in turn impacts
costs. Factors such as layout
efficiencies (especially the
kitchen), barrier free requirements
due to mobility issues now and
in the future, the need for multi-use
spaces, hobby areas, Florida
rooms and provision for guests
and family are just some of the
considerations. The starting
point for the customer's custom
design can come from a number
of sources: a variety of existing
Tobey plans, plans from a catalogue
or a customer's own specific
plan or list of requirements
and ideas. Houses are designed
with the reserved lot in mind
to enhance views, sun patterns
and surrounding homes.
- Discussion
on exterior architectural design
follows closely behind the floor
plan layout. Consideration must
be given to architectural style
and general appearance, materials
(brick or stone), windows and doors,
trim and landscaping to mention
a few. Quite often, customers pick
features from a picture CD of our
past projects. Our Company has
built many fine homes, almost all
of which have been designed by
us - a testimony to our passion
for good architecture.
- Our
expertise allows us to determine
the appropriate "construction,
mechanical and electrical" application
for each custom home we build .
You can be assured that all of
the standard materials and products
used in the building of our houses
are consistent with the certifird
R-2000 program, are name brand
and from well established and highly
regarded companies who have tried
and tested products.
- Building
structure such as footings, foundations,
slab-on-grade, floor systems,
building envelope, roof systems,
cladding, insulation, air sealing,
weatherproofing, etc. are considered.
The R-2000 concept is of course
the basis of our design because
it deals best with the unique
problems of the Canadian climate
with respect to comfort, energy
efficiency, control of humidity,
provision of fresh air, protection
of building structure and air
quality in the home.
- Heating,
ventilation and air conditioning
requirements are complex issues.
Our Company uses the latest in
combination systems in which heated
or air conditioned air and fresh
air is delivered via a HI-V system
to each room in the house. No furnace
is required for this system. In-floor
heating systems, heat recovery
ventilators, suitability of different
forms of energy, sizing of equipment,
air quality and cost comparisons
are considered.
- Our
Company specializes in advising
on window and door features and
selections. Modern window systems
are high tech and involve decisions
that affect: passive solar gain,
condensation control, ventilation,
freedom from maintenance, control
of air infiltration, control of
fading of fabrics, heating and
air conditioning loads, ease of
cleaning, and more.
- Electrical
design takes into consideration
sizing of supply, floor design
of wiring installation, suitable
lighting fixtures both inside and
outside, guidance on upgrades,
etc.
- Guidance
on bath and plumbing fixtures is
also provided. Our standard plumbing
offerings are all proven products
both in design and efficiency.
Certainly each customer's needs
are unique and if during our discussions
it is identified that special faucets,
tubs, barrier free design for sinks
or showers, safety fixtures, veggie
sinks, garburetors or other items
are required, we can easily accommodate.
Next
steps following design process
Once
sufficient specifications have been
determined, we will prepare the preliminary
design and specifications in keeping
with the proposed budget. Once the
customer approves the preliminary
design and specifications, the final
price of the home can be calculated.
Upon acceptance, the drawings are
completed, the specifications finalised
and a contract is drawn up. The closing
date is established and included
in the contract. Copies of the contract
documents (Agreement of Purchase
and Sale, Specifications, detailed
drawings and plans and other documents
as required) are provided to the
customer for review and consultation
with their lawyer. Construction can
begin once the contract is signed
and a further deposit equal to 10%
of the total cost of the project
(less the $10,000 reserve deposit
already paid) is received.
It
is important to note for customers
who purchase a Tobey owned lot, that
once the 10% deposit is paid,
no further funds are required until
the closing date. Furthermore, during
the construction phase our Company
carries all liability. We believe
this is another example of the service
and confidence our customers enjoy
from doing business with Gordon Tobey
Developments Ltd. - a well-managed
company.
Construction
phase
Gordon
Tobey Developments Ltd. looks after
all aspects of the construction including
all required permits and service
hook-ups (excluding telephone/TV
cable or satellite).
The
project proceeds in accordance with
the contract and the home is finished
to ready to move in condition. Our
track record for being finished on
time is impressive - we deliver on
our promise.
Customers
will enjoy ongoing communication
with Gordon Tobey Developments throughout
the entire construction phase. In
addition to meetings in Brighton,
the telephone and internet are used
extensively to aid in the dialogue.
Visits
to the construction site to see the
progress can be arranged through
appointment - escorted by a representative
from Gordon Tobey Developments Ltd.
However, due to liability issues,
entering the house must be done after
building hours .
Move
in time
Prior
to move in a complete heat loss assessment
is carried out to ensure the house
meets the R-2000 requirements. These
engineering results will be shared
with the customer.
An
on-site pre-inspection will be done
a day or two before closing. Final
paper work should be completed and
all aspects of the closing made ready
for the actual closing date. The
remaining balance owing is due and
payable on closing.
After
sales service
Gordon
Tobey Developments Ltd. provides
to every new homeowner a personalized
Home Owner’s Manual containing
warranty information, operating details
and instructions on all products
installed in the home.
The
Tarion Warranty Certificate homeowner
information package (including other
relevant information) is provided
directly to the homeowner at closing.
Following
a detailed submission by the Company,
the certificate confirming the house
is registered as Certified
R-2000 is sent to the homeowner by
the R-2000 Program following closing.
Gordon
Tobey Developments Ltd. uses superior
building products and construction
techniques; however, from time to
time there may be items requiring
attention. During the first year,
if there is any item that emerges
that requires a touch up or a fix,
homeowners can simply send a written
list (preferably by email) to Gordon
Tobey Developments Ltd. Arrangements
will be made (approximately at the
1-month mark and 1st anniversary
date) for one of our on-site after
sales service team members to remedy
the concerns.
